You simply satisfy the qualification if you lived in New Jersey and your home — owned or rented — was your primary address on 1st October in 2024 + fulfilling the ANCHOR income rules for that benefit year.

  • A property with more than four units
  • A 4-unit-or-fewer property with more than one commercial unit
  • A home fully exempt from property tax
  • A home where you made P.I.L.O.T. payments instead of property tax

Renters are able to qualify when the unit is not in a tax-exempt category and the residence is treated as a taxable rental for local property tax purposes — with a specific P.I.L.O.T. exception)
